Once you've decided to sell your home, there are a 
number of things which you can do to help get the best 
possible price in the shortest amount of time.

Some preparation tips include:

Exterior -

• Keep lawn trimmed and edged.  Pick up debris, tools and lawn equipment.

• Repair any broken fences and gates.

• Wash down driveways and sidewalks.

• Replace cracked windows and any torn screens.

• Make sure doorbell and front porch light are in working order.

Interior -

• Eliminate all clutter and start with a good general cleaning from top to bottom.

• Consider a fresh coat of paint on all walls.

• Arrange furniture to make each room appear more spacious and attractive.

• Wash windows and sills.

• Shampoo rugs and carpets. Floors should be waxed.

• Repair loose doorknobs, sticking doors and windows.

• Fix leaky faucets and eliminate water discoloration in sinks and tubs.

• Be sure stairs are free of obstacles.

• Clean out closets to display roominess.

Showing the house -

• The television and radio should be turned off.

• Send children and pets outdoors when playing.  This will eliminate confusion and keep the attention focused on the home.

• Leave drapes open for light and airiness.

• Be courteous and don't force conversation with the buyer.

• The salesperson better knows the buyer's requirements and can better emphasize the features of your home when you don't tag along.  You will be called if needed.
